On a traditional split you hand over 10 to 30% of every check. Here you pay one flat fee per side and keep the rest. Compare the economics honestly.

Nearly every brokerage charges a processing fee, and it is the buyer or seller who pays it at closing. The difference is that a split brokerage charges that fee and takes its share of your commission on top. Here there is no share.

Frequently asked questions
How does 100% commission work?
You keep your entire commission — there is no split. Grand Miami Realty's revenue is a flat $495 per-side broker processing fee that is billed to the buyer or seller at closing (not deducted from your check), plus a $100 annual compliance fee — which also carries your cover under the firm’s errors-and-omissions policy — waived once you close two or more sales a year. There is no activation or sign-up fee. No monthly, desk, royalty, or production minimums.
What do I actually pay?
One fee: $100 a year for compliance, which also carries your cover under the firm’s errors-and-omissions policy (the $5,000 per-claim deductible is yours). It is waived for any year you close two or more sales. There is no activation or sign-up fee. A branded name@grandmiami.com mailbox is $120 a year if you want one, and nobody has to. The $495 per-side processing fee ($100 on residential leases) is paid by the buyer or seller at closing, not by you — a split brokerage charges that same processing fee on top of taking your split.
Do I need MLS or to be a Realtor®?
No. MLS, NAR, Florida Realtors®, and local board membership are all optional and agent-paid. You can transact without MLS access, or join any of them at your own expense — your choice. (You may not use the term “Realtor®” unless you're a current NAR member.)
How do I get paid?
At closing the broker issues a Commission Disbursement Authorization (CDA) to the title/closing agent, and your commission is paid to you in full. All commissions flow through the broker as required by Florida law (s. 475.42).
Is there a contract or a minimum?
You sign an Independent Contractor Agreement — no employment, no production minimums. You can leave anytime; a $250 file-handling fee applies to any pending transactions still open at termination.
I'm newly licensed — anything different?
If you're licensed less than a year and have fewer than four closed sales, a 20% split to the brokerage applies to your first qualifying transaction. After that, you're at 100%.
